Project Description

The "Monterosa Residence" is an exclusive renovation project of a building in downtown Funchal.

Designed by the prestigious architecture firm Intemporaneo, the building spans 9 floors, with a total area of 5,788 m² (62,302 square feet) and a usable area of 4,855 m² (52,262 square feet), featuring 13 apartment units of with different layouts.

This descriptive report refers to the renovation project of the “Monterosa Residence”, located at Rua João Tavira 27 to 35-A, Sé parish, Funchal 9000-075. The building will be transformed to accommodate 13 residential units, leisure areas, and new commercial spaces. The renovation project includes various interventions aimed at modernizing the building while preserving its historical architectural elements.

One of the main areas of intervention is the structural reinforcement of the building to ensure compliance with current resistance standards. The new architectural layout will require extensive masonry work to adapt the spaces to their intended functions.

The building's infrastructure networks will be completely upgraded. This includes updating the electrical system with photovoltaic panels, potable water, wastewater, and rainwater systems, as well as implementing new ventilation and air conditioning systems. A new gas network will also be installed to ensure efficiency and safety.

Externally, work will be carried out on openings, and new high-quality wooden windows and glazing will be installed, along with new wooden sunshades, to preserve the building's original stereotomy and ensure thermal and energy efficiency. Additionally, the building's thermal performance will be improved with the application of the ETICS system. Finally, all internal and external surfaces will be painted, and stonework using regional materials will be carried out to maintain the building's authenticity and local character.

To improve accessibility and efficiency, modern elevators and automatic access platforms for disabled individuals will be installed.

Inside the apartments, wooden floors, new doors, closets, and other high-quality carpentry finishes will be installed to ensure a harmonious and functional aesthetic. New sanitary facilities will be constructed using high-quality ceramics and vintage-style sanitary fixtures, blending modernity with classic charm. Modern kitchens will also be designed and built with the best materials and top-brand appliances.

Electronic security systems and infrastructure for telecommunications and home automation will be incorporated into common areas and apartments.

A new pool with a deck and garden will be built, providing a leisure space for future residents. Additionally, the building will feature a fully equipped gym and communal areas for residents.

The renovation project of the “Monterosa Residence” aims to transform a historic building into a contemporary and functional space, suitable for modern needs, while preserving the architectural elements that constitute its heritage value.

The façade, with its characteristic modernist elements, will be preserved. The rehabilitation, recovery, and restoration of the building emphasize the importance of maintaining regional expression and integration into the protected area of the Palácio de Ornelas, safeguarding the building's plastic expression. The façade will continue to be characterized by the distribution of smooth surfaces, contrasting with open areas protected by sunshades, the use of traditional colors on exterior surfaces, and the use of regional stonework on some ground-floor surfaces and portico columns.

All elements that constitute fundamental characteristics of the local architectural exterior will be safeguarded through their recovery and restoration.


With the execution of the described interventions, the project aims not only to improve the building's aesthetics and functionality but also to contribute to the revitalization of downtown Funchal, providing a modern and attractive environment for residents and businesses.
